The site is known as “Phase 2” extending to approximately 8 hectares and is immediately to the south of the current “Phase 1” development carried out by Linden Homes, immediately off Doncaster Road. Post code DN7 6AT.

The land is to be sold with the benefit of Planning Consent granted at appeal, reference 18/02400/MAT. The application was submitted by Hallam Land Management.

Part of the site known as “Phase 1” of 211 dwellings is currently being developed by Linden Homes.

Bidders are requested to base their bids on the pack of information provided by Brookbanks Limited. Mains utilities and services are all accessible from Doncaster Road and bids should be made on this basis. The surface water attenuation basin in Phase 1 has been designed to accommodate all flows from Phase 2 and therefore, bidders are asked to assume that they need to make a connection this basin only, but the construction of the basin is to be dealt with in Phase 1.

Roads should all be designed to make connection to the two points of access from Phase 1, however, the main point of access is considered to be from Doncaster Road, as outlined in the attached Brookbanks design drawings.

The land is offered for sale by informal tender as a whole or in two Lots. Proposed purchasers must complete a pro forma tender form and return it to Chris Goodall and Jonathon Collins before 12 Noon Thursday 12th September 2019. The following points particularly apply:

  • Tenders should be submitted, by the due date, by email clearly headed "Hatfield Tender". Alternatively, in writing on a tender form in a sealed envelope clearly marked ”Hatfield Tender”.
  • Tenders must be for a precise sum in pounds Sterling and it is advised that tenders should be for an “odd figure” to avoid the possibility of identical bids.
  • No tender will be considered which is only calculable by reference to another tender.
  • Tenderers should state whether their offers are for cash, or whether they are dependent upon borrowing or upon the sale of other property. If borrowing is involved, the source and availability of funds should be confirmed.
  • Letters of tender should include the full names, address and telephone number of the proposed purchaser together with the name, address and telephone number of the proposed purchaser’s solicitors.
  • The Vendors reserve the right not to accept the highest or any specific tender, and all tenders are to be submitted and received on a Subject to Contract basis.
  • If a receipt is required, please write your name and address on the back of the envelope and a receipt will be forwarded to you.
  • The sealed envelope should be marked on the outside with the name(s), address(es) and date(s) of birth of the prospective Purchaser(s). This is to comply with recent changes to Anti-Money Laundering legislation.
