The village of Thorpe Audlin lies about half a mile to the south of the land in question, with access taken directly off the A639, Doncaster Road. Pontefract is approximately four miles to the north and Doncaster is approximately thirteen miles to the southeast.

The land comprises a single parcel of arable land being classified as Grade 3 on Sheet 103 of the Provisional Agricultural Classification Maps of England & Wales as historically published by the Ministry of Agriculture, Fisheries and Food. The soils are identified by the Soil Survey of England & Wales as being from the "Bardsey" association, with their characteristics described as "loamy over clayey and fine silty soils over soft rock," capable of growing a wide variety of "cereals, some potatoes and permanent grassland."

The land is registered on the Rural Payments Agency Rural Land Register and has been used to activate Basic Payment Scheme Entitlements. The outgoing Tenant has made and will retain, the Basic Payment Scheme claim for the 2019 season. It is intended that there will be a permanent transfer of an appropriate number of entitlements to the Purchaser or their nominee as part of the agreed consideration, following completion. The land will be offered for sale by Public Auction at 6.30pm on Tuesday 1st October 2019 at the Fox & Hounds public house at Thorpe Audlin, WF8 3EL.

These Conditions of Sale will not be read out prior to the Auction and Purchasers will be deemed to have satisfied themselves with regard to all matters contained or referred to therein prior to the sale, whether or not they have actually availed themselves of such opportunity.
