The Barns

  • 2: A detached stone barn with York Stone roof extending to 2 storeys currently used for grain storage and mixing (13.00m x 6.20m approx) - Plot B on plan.
    A further building constructed of brick being the former dairy is included in the sale as part of Plot B.
  • 3: A single storey building in a dilapidated state (17.00m x 5.00m approx). This building requires total redevelopment - Plot C on plan.

The barns have consent for conversion to residential use, granted by Wakefield Metropolitan Borough Council, Newton Bar, Leeds Road, Wakefield, WF1 2TX under the reference 09/01132/FUL (conversion of our building to 1 dwelling) and reference 08/02648/FUL (conversion of 2 barns to 2 dwellings). Prospective purchasers are advised to make their own enquires with the Planning Officers at Wakefield Metropolitan Borough Council. It should be noted that the 2 stone barns Plot A and Plot B are listed as Grade II under references LBS505418 and LBS505089.

A number of planning conditions relating to archaeological reports in installation of ventilation, external materials, landscaping etc have been discharged in respect of approvals - a copy of those discharges are available.

Access to the site is via the existing farm drive which is directly off Watchit Hole Lane.
